NOTICE OF A PUBLIC HEARING
Neil Reardon, of ESG Architects, has submitted the following applications to allow a new mixed-use building with 329 dwelling units and 23,000 square feet of commercial space at 407 15th Ave SE, 1412 and 1428 5th St SE, 1413 and 1417 4th St SE:
- Rezoning the properties at 407 15th Ave SE, 1428 5th St SE, 1413 4th St SE, and 1417 4th St SE from the Cl Neighborhood Commercial District to the C3A Community Activity Center
- Rezoning the property at 1412 5th St SE from the C2 Neighborhood Commercial District to the C3A Community Activity Center
- Conditional use permit to increase the maximum permitted height.
- Alteration of a nonconforming use to allow a fast food restaurant to reestablish in the new building.
- Variance to increase the maximum floor area
- Variance to reduce the minimum parking
- Variance to reduce the minimum loading
- Variance to the Pedestrian Overlay District
- Site plan
The City Planning Commission will meet on Monday, December 9, 2019, at 4:30 p.m., in Room 317 City Hall, 350 S. 5th St., Minneapolis, MN. Interested parties are invited to attend and be heard. Planning Department staff will issue a recommendation to the Planning Commission. After hearing from the public, the Planning Commission will make a determination based on required legal findings of fact. Please visit www.minneapolismn.gov/ meetings/planning for the agenda with staff reports (web page will be updated by the end of the day Wednesday prior to the meeting date).
In accordance with the Zoning Code, all property owners within 350 feet of the subject property are notified of this public hearing.
