Land Use + Development Meeting - Agenda

MHNA has invited CA Ventures and ESG Architects to present their ideas for a redevelopment project along 15th Avenue SE, between 4th and 5th Streets SE. This project would replace the sites currently occupied by McDonald's, Pagoda Restaurant, Himalayan, Five Guys, and Dinkytown Wine & Spirits with a new high-density mixed use tower.
The project team should provide updated imagery of the project in the days immediately preceding the meeting, but for now we can provide a recent staff report given to the City Planning Commission's Committee of the Whole on August 22, 2019. Report is available here.
We also encourage you to read a letter from the MHNA board of directors for this meeting of the Committee of the Whole. Letter available here.
There will be significant updates at this September 10th meeting, so we ask that you don't get too closely attached to the images you will see through the link we provided above. We provided this August report in the interest in giving background information on the project, and to give you a sense of the Land Use applications that will likely be proposed for this project. Based on staff’s preliminary review, the following land use applications have been identified:
- Comprehensive plan amendment from Corridor 6 to Transit 20
- Rezoning from C1 and C2 to C3A
- Conditional use permit to increase the maximum allowed height from 4 stories to 25 stories
- Variance to increase the maximum floor area ratio from 3.78 to 8.13
- Site plan review
Additional applications may be required, depending on the plans that the applicant formally submits.
