CA Ventures project presentation for high-density, mixed use building at 407 15th Avenue SE, 1428 5th Street SE, 1413-1417 4th Street SE, 1412 5th Street SE, and 1400-1402 5th Street SE (impacted businesses include McDonald's, Pagoda, Five Guys, India Kitchen, Dinkytown Wine & Spirits, Subway, Pizza Hut and a branch of TCF Bank)
The applicant is proposing to construct a planned unit development consisting of one seven-story building with 300 dwelling units and 29,800 square feet of commercial space. The total number of bedrooms proposed is 834. The proposal would include four or more commercial spaces fronting 4th Street SE, 5th Street SE, and 14th Avenue SE. Rezone to C3A from C1 & C2 to create continuous zoning
Conditional Use Permit for the PUD
FAR Variance from 4.32 to 4.5 (Base FAR in C3A – 2.7, 20% bonus for enclosed parking (+.54) and mixed use (+.54) and a 20% PUD alternative (+.54))
Non-Conforming Use Alteration – Return of McDonalds Restaurant to the new development
